School Data APIs: Enrich Real Estate Data with Local School Information

Now you can easily retrieve school information for any property in the US through new APIs released recently. This is another step in PropMix’s ongoing journey to provide a one-stop shop for all your real estate data and insights needs.

These APIs enable you to search for public and private schools or school districts across the nation for any property based on attendance boundaries, geographic areas such as Zip or City, or within a radius from from the property.

We often ask from agents and appraisers are:

  • Add additional information to property detail pages on IDX sites
  • Map school attendance and district boundary information to better understand property values

The new API methods available are:

  • GetSchoolsByGeo
    Find public and private schools within a Zipcode, City, County or State
  • GetSchoolsByRadius
    Find public and private schools within a particular distance from a property or  any geocode
  • GetSchoolsByDistrict
    Find schools within a public school district. School districts can be found using GetSchoolDistricts API.
  • GetSchoolDistricts
    Find school districts within a state or school district applicable to a Zipcode

We recently also added an API specifically for IDX usage:

  • GetSchoolsForProperty
    This API would find all the public schools for the property based on attendance boundaries and also include local private schools. The same API would fetch a GreatSchools rating for each school using your GreatSchools API key.

In addition to their core function, these APIs provide a number of ways to filter the school data retrieved – keywords, grades offered, school affiliations, etc.

All the APIs respond with various school attributes including NCES School ID, State School ID, NCES School District ID, State School District ID, whether public or private, charter or not, grades offered, school grade level, school affiliations, etc. Upgraded APIs could also provide deeper analysis such as demographics, test scores, etc. if required.

PropMix’s MCA is now MISMO compliant

The MISMO standard has enabled a common language for exchanging data among entities involved in the mortgage finance industry. This has resulted in faster data transmission across systems, better data quality, and more efficient processing. These steps have reduced costs, created more transparency, and improved the productivity of the housing finance ecosystem.

PropMix has adopted the MISMO standard in the Market Conditions Advisor (MCA) product trusted by many appraisers for automated comp selection and local market insights. With this change MCA is able to seamlessly interoperate with other products in the appraisal process.

The standardized XML format and the standardized data allows for easy integration between MCA and other appraisal forms software. This will reduce the need for repetitive work on different platforms. Comparable and market insights can be fed straight into an appraisal software from MCA. The MISMO standardized data allows for consistent interpretation of the property details for improved valuation accuracy and appraisal quality reviews. By eliminating the need for interpreting certain unique fields and/or enumerations, users can process the XML generated straight through.

PropMix announces nationwide coverage of Public Records data – residential and commercial

PropMix has completed the acquisition and integration of nationwide public record data on residential and commercial properties. The data covers additional property attributes such as owner occupancy, last sale information, and more detailed tax assessment information along with full property details. It also provides property identification, seller/buyer information, tax exemption details, building information, and legal description of the property.

This increased coverage enables PropMix to provide Public Record data alongside listing data, thereby creating a comprehensive information source for appraisers and valuation experts. The enhanced dataset also supports a larger coverage of the Uniform Appraisal Dataset (UAD) specs used in the mortgage underwriting process. Valuation models and comparable similarity scoring are now based on authoritative property details and current market conditions from listing data.

Another highlight of this new development is the added features in PropMix products Market Conditions Advisor and iCMALive, our CMA platform. Both the products now offer optional features enhanced by public record data such as comparable scoring using public record sales and listings. The dashboard on iCMALive provides a quick view of all the leads generated, along with their current status. As you are aware, a quick follow-up with the customer will ensure a better closing rate for the leads generated.

As a Broker, you have several options to route the leads generated. You could assign a specific geographic area, such as a postal code, to an agent. Another option is to assign the leads in a round-robin fashion among the agents available. You can also re-assign leads based on availability of agents, or if the leads have passed a certain duration without follow up.
